Orchard did a great job helping us with our home purchase and sale. Moving first and then having the home sold took the stress out of buying and selling and perfect for our family to not have to deal with showings or worries about coordinating the timing. Our agents also provided great service and guidance.

At first we thought the instant equity/move first program sounded too good to be true, there must be a catch! Now, living in our new dream home and having closed on the old one, I can attest that Orchard came through on every last step throughout the entire process. This really was a fabulous and seamless experience. Everybody highly professional and pleasant to work with, and we were kept informed every step of the way. Finding Orchard when we did was an absolute blessing and we are so thankful.

Guaranteed offer calmed my nerves during the process and within a week they got us an offer from the market. Loved the realtor they’ve assigned us and she’s so experienced and negotiated so good that I will give an extra star beyond five stars just for her. Overall I’m very pleased and happy that I chose to go with Orchard. Had a bad experience with Offerpad as they backed out after giving a guaranteed offer. So had experience in dealing with similar companies and I definitely recommend orchard over offerpad any day.

Orchard gave us a great instant equity amount and we were able to purchase exactly the home we wanted. The process to sell was straightforward and they did a great job answering all our questions along the way. Very communicative. The reason for 4 stars is that there were some misset expectations around what we should expect to offer when we toured the first properties, and they really sold us on getting money after the final sale of the home (which we didn’t end up getting because the market slowed down right before we listed). However we had budgeted assuming we’d only walk away with the instant equity amount, and in the end we made out well - probably got more proceeds than if we’d sold it ourselves. It was a good experience and we’d do it again.
Great process so far. The purchase of a new home prior to selling our old home was the most appealing. The process seems to good to be true, but so far it's amazing! Communication on the steps in the process could be explained in more detail up front to avoid confusion. Our old home is under contract at over asking price. If it closes, I'll give it 5 stars!

Usually I stay out of these conversations but when I have truth in my possession and truth most certainly is free, I am feeling this need to make a deposit from experience to your lives that I hope will be a blessing. I used Orchard to sell my home and buy a new home and the process was professionally handled and smoother than I even expected it to be. I had to transition from my home which I was purchasing to a new home I wanted to purchase to start my life with my then fiance'. Orchard handled buying my home, which gave me the power to purchase the new home before my old home was sold. They had professional real estate agents assist me with searching for a new home and helped me locate services and things I needed even afterwards. They had professionals at every step of the process in every position to assist me even assuring that proceeds I was entitled to hit my bank account before they moved on from our relationship. Yes they assisted with repairs to my old home before sell and yes I was happy to pay for something I would have struggled to get done myself. It saved me time and money. This was my experience which was absolutely the model they presented to me. SO I WOULD RECOMMEND THEY TO ANYONE!!!! THEY HANDLED MY TRANSITION EXCELLENTLY THROUGHOUT THE PROCESS!!! I am in my new home with my wife and we are loving it. There is even more that they assisted me with but you need to try them to experience it. IT WORKED!!!!!

Very satisfied with Orchard. I evaluated competitors but found Orchard to best match my family's needs. With the services they offer I will only have to move once. This was a huge factor for me. I was skeptical prior to choosing them, but everything in their advertisements and testimonials have proven to be true. No need to prepare for showings as I will have moved before my house is listed. Our Orchard team did a fantastic job and the program worked exactly as they said. We used their instant equity program, got the first payment which we used for the firm payment on our new house. 45 days later when our house sold for $50k over ask when got the final payment and there were no hidden fees, no haggling. Great experience for us.
I started working with an Orchard home advisor, Jonathan, in May of 2021. Our Denver metro area house was appraised by Orchard at $525k (seemed like six or seven different people came and inspected various things and areas on our property) and we were guaranteed $485k. We were told they were selling for an average of 108% over list and that we could expect to sell for as much as $540k. The program was represented to us as follows, Orchard will buy our house at the "instant equity price" of $485k once we contract for and purchase our new home. After that sale, we rent back our old house for as long as we need to, typically one to two weeks, and then move to the new home and then list once we've moved out. Stress-free new home buying was the promise. As the guaranteed instant equity price was acceptable we signed on with Orchard. We started making offers. No success. Our agent seemed inexperienced and we almost gave up on finding a house after three months of searching. Finally, in July 2021, our offer was accepted on our new home. That's when things became strange. As our closing approached, our agent Jonathan suddenly stopped responding to my questions about when Orchard was closing on my home. About a week before the closing, it was explained to me by a different agent, Sean, that Orchard actually wasn't buying my house. It was going to list and sell it like a traditional agent and he would be that agent. Orchard closed on my new home, Jonathan gave me the keys and then ghosted me. I texted him because I was upset about what I felt was a bait and switch. I asked him to explain how this change happened and got no response. When I reached out to Sean about it I was told Jonathan was no longer with Orchard... So now, I move into my new home and have to get the old one ready to be sold. Orchard did very little to prepare the house. Despite my feeling it was too high, Orchard, who had several professionals review our property, decided to list the property at $529k and who was I to question them. Well, very little traffic happened in the first two weeks. I proposed dropping the price to $500k but they say it's too much of a drop and lower it to $514k. It sit on the market two more weeks and then they lower it to $499,999 and it goes under contract within days. Why is their whiff on the pricing of my home so problematic? Because they are charging me rent on my new home. The longer it goes without selling the longer I am paying for my mortgage on my old home AND rent on my new home. This is so fundamentally different from the situation had I been allowed to sell my home to Orchard as initially was represented to me. So the house goes under contract. The day before the inspection, the buyer's agent goes by the house to do a pre-inspection survey. The buyer's agent noticed that there is an unflushed NUMBER TWO in one of the bathrooms. The entire house smells like a campground outhouse. The water has been shut off, so the buyer's agent cannot remedy the situation. HOW DID ORCHARD LET THIS HAPPEN? Here's where Orchard's incompetence really shines. Someone from Orchard shut the water off, but they did not document this. So unaware they did this, Sean asks if I am paying my bill. I say I am so Sean says a technician from Orchard will go check the house. That tech doesn't find the water shut off for some reason. I panic. I call the water company who confirms my house is not scheduled for shut off and the water should be working. I desperately plead with the water company to send someone out given what Sean and Orchard represented to me. They send someone out and say they confirmed at the front spigot of the house that the water is working. So now, I drive 30 minutes to my old house to confirm what the water company has said. I do confirm it. In coming to my house, I also find that a front section of flashing where my flagpole had been was ripped off completely and stashed in the garage. It was no wonder my property was on the market over 45 days. I report that issue to Sean and tell him they need to have someone come out again. The buyer's inspection gets postponed and the next day Orchard confirms, oh, actually they did shut the water inside off over concerns of the smart thermostat not working. Once the inspection is held, not surprisingly the buyer backs out because they can. Orchard, without fixing the flashing (it was easily fixed) relisted my house. Without the flashing, it had a really dilapidated look to the front of the house. When I complained of this to Sean, he seemed unconcerned. So I asked for his manager. After explaining it was six months since my instant equity offer Orchard ultimately agreed to buy my old house from me. I could say more but there's a 4000 character limit to this review. In summation: It was the most stressful experience I've ever had with real estate. BEWARE!
