I engaged with Purple Bricks in April 2024. I had a video call valuation, and agreed the value. Everything seemed to be going ok, photos taken, EPC done, nice description of the house written, and the advert went out. I didn’t want the key box, so asked for the estate agent to hold the key, which PB agreed. Within the first month, I had 1 viewing. After that, it all went downhill. No further viewings, so PB called in Aug 2024, and suggested I tried the GoTo auction method, and to put my asking price lower, but with a higher reserve price (as I’d told them I wouldn’t accept the lower price). . I tried that from Sept - end of Jan, and got 2 people who booked and then pulled out when they realised there was a reservation fee. Another person put in a request to book for a Saturday - no-one from GoTo or PB followed this up until I chased them both, and even then they didn’t manage to book an appointment with the potential viewer. It was at this time that I found out that the PB estate agent I met in May had been made redundant, and my keys had been passed to someone else. At no point did anyone bother letting me know my keys had changed hands. Once the booking went back to PB in Jan, things seemed a bit better: I’ve had more communication with Dan, he is more proactive and responsive, and he also made the change to the advert listing that I had been asking for since the advert got published!! Now, I am dealing with someone from Purple Bricks (Neshane) who said I am out of my 6 month advertising contract, and has delisted my property. She had emailled me 3 weeks ago, but I thought it was a scam email and ignored it. Apparently she tried to call, but I didn’t get a voicemail. Her voicemail today was unclear, I could only make out “Purplebricks.” At no point was I told they only advertised for 6 months, and you had to reduce your property price by 5% or pay for another listing. I had already reduced it several times based on the estate agents’ recommendation that lowering the price would generate interest, despite telling them I wouldn’t accept below a certain value. I was told that once I paid my fee, they would market my house until it sold, or if I chose to take it off temporarily and then relist it, it would be included in the original marketing price. Why would anyone in their right mind pay over £1,600 for a 6 month service?!?!?! I feel completely ripped off. PB have been very clever in that any links they send, as they link to their current website, so I have no proof that the agreement has changed, or when it changed. Also, the service agreement was sent after I agreed to advertise my property with them and had my property photos taken. I didn’t receive any written agreement prior to the verbal discussion and agreeing to proceed. PB should have sent that before I was locked into paying for the property photos. ***Please use any other estate agent. There’s a reason PB charge before they do the work. It’s an absolute scam.***
HOW ON EARTH ARE THESE INEPT FOOLS STILL ALLOWED TO TRADE? The system is not fit for purpose and clearly doesn’t work. Vendors not showing up for appointments. The so called “estate agents” that do show you around (if they turn up) there is a reason they work for this company. No other company would employ them! Never dealt with such inept people. It’s clear the reason you sell your property with them, it’s cheap and you get what you pay for (or not). AVOID AT ALL COSTS.
