Aug 07,2024This is daylight robbery, these guys literally pray on desperation and vulnerability they will mislead and misinform to try and get a price that’s well under 85% of market value as advertised. When they get local valuations they ask the estate agent to mark the property value for a 2 week sale, meaning the estate agent undervalues your property for them. They tell the estate agent they are going to re-sell the property for them so it’s in their interest to give the company a lower valuation on paper so they can make more profit when they market it at full value. Do not get caught out do not believe what you are told request the valuations and hold these people to account. We were 2 weeks in to the process after receiving an initial offer of £260k and only received their final offer of £220k 2 days after we should have completed. We rejected this and suddenly the next day their offer increased to £245k over night. They are literally preying on vulnerable people, luckily we’re in a position to hold out for full market value. Aug 01,2024Contacted them in April 2024. Selling one bedroom flat with a short lease and sitting tenant. Therefore we expected an offer well below market price of £125000. They offered £80000, which we accepted. After photos being done, and their valuers looking at it, they came back with an insulting £50000. A lease extension would cost no more than £15000. So they were potentially aiming to make a profit of £60000.obviously we declined their offer. All the staff were really friendly and helpful. But there can be no justification for this amount of reduction.

Speaking to the agent, Mohammad, was clear and precise on what they needed and what they could offer, the time frames etc. and offered to call me back in 48 hours instead of me calling them. They don't 'stalk' and have multiple channels for communication.

Jul 20,2024I called them to see how the process would work so that I could consider them as a backstop option for as and when I move house. With the state of the market knowing that I can have at least a 'buyer of last resort' is useful when stuck in a chain. When I explained my aims the agent was helpful and not pushy. They provided me with the info I was looking for with a fair estimate of how much they would offer vs any sane price an agent would want to place on my home. I can not provide any feedback regarding the rest of the process that they offer.

Jul 10,2024AVOID! AVOID! AVIOD! I initially read the reviews before contacting them and all seemed good. They were quick to get things going, made an initial offer. I asked how close to that initial offer was to I likely to get and was told its normally quite close, as I had seen on other reviews that this was not the case. Also told that when the final offer came back if i didnt accept it i could just walk away.They then arranged for someone to come out and take photos etc. I was told valuations should be back for a final offer within a week......that's where the positive part ended! I have had to keep chasing them by phone and email for nearly 4 weeks. Being told each time that it was with their underwriting department, awaiting information from local agents.When I queried who the local agents were they couldn't tell me, until eventually I managed to get hold of one of them direct. They told me that we buy any home hadn't even sent the information to them until a week ago! The fact that when I spoke to the agent they valued my house at £110,000 yet apparently they told we buy any home only £85,000.They then blamed the agent for the time delay and yet still couldn't give me the other agents names that they had supposedly sent them to..if at all! Then today we buy any home finally got back to me with a final offer..originally quoted £119,000, then today it was £65,000!!! Tried pointing out that properties aren't selling in my area, even one thats only been on the market 2 weeks! Also a high crime area, nowhere to park,etc,etc. Anything to justify their reasoning for the lower offer. This company does not live up to what they advertise, go with a proper estate agent, not this company. They should be ashamed of themselves.
