Plagued with technical difficulties which makes using the platform frustrating and makes tenants think I'm being difficult. Took several weeks to amend the tenancy agreement at the start. Paid for references and they took so long that I gave up in the end and accepted the partial information they provided for the full fee because the move in date would have surpassed, which they were aware of. Now trying to renew my tenancy and the platform is not working again. There is no number to call, they get back to the online chat the next day which is not helpful or efficient, especially when you can see the agent is active online. Booked a call back, no one called me. Very different to before you join, when they want you on board. The concept is good but if I knew it was going to be like this I would not have signed up.

I used Mashroom to try and let my property. I think online letting agents are a great idea, but like all other online letting agents I've tried, the idea is a lot greater than the reality. The main issue I had, which isn't entirely the fault of Mashroom, was poor quality applicants. Most I got from Mashroom, the same as other online letting agents, were a complete waste of time, some were con artists, many were in impossible situations, most did not meet affordability criteria. Perhaps even High Street agents have the same problem, and I'm sure a lot depends on the property and location too. Mashroom likes to get landlords to sign up to their "no deposit" scheme. This of course leads to even worse quality applicants i.e. those who don't even have the cash for a deposit, and are therefore even less likely to pass the stringent reference checks needed to qualify for the scheme. Mashroom's online messaging is pretty basic and annoying. It blocks any email addresses and phone numbers, and longer messages cannot be divided into paragraphs. There is also no message blocking facility. Mashroom uses a lot of automated messaging triggered by certain actions on their platform, but I found the messages received did not always match the circumstances. For example, when I cancelled an applicant's offer, the applicant got a message saying they had a "new offer". The upsides - you do get a fairly generous period of free listing on RightMove and Zoopla, and their help system (via messaging) is reasonably responsive, even if not always that helpful. I wouldn't use them again - I think the platform needs a lot more development work, and there's a lack of flexibility in their process which I didn't like.

20 inquiries received- very pleased however to date only 1 viewer who could not meet stringent reference criteria yet pay no rent deposit. Cannot verify/vet the prospective tenant by phone or email or communicate prior nor be able to arrange a mutually suitable time to view or prospective tenant unable to notify of delay. Numerous bookings are automatically populated at odd obscure hours ie 7 am on random dates hours with potential tenants turning up and waiting and unable to contact/notify the landlord of delay. App very user-unfriendly and freezes every 10 seconds as it tries to notify the Sender Of The Message that there is a new message !!! which they sent 1 second ago and This is totally frustrating and unnecessary!!!- Also unable to see cursor to scroll up/down &/or on laptop barely 1 sq inch window to type all tenancy conditions whilst 99 sq inches totally empty or filled with unnecessary irrelevant detail of no use to landlord or tenant- The app and site developer have no idea of layout or ease of navigation Poor communication with the support team is trying to get the issue sorted. Could be a nice alternative within the property industry, but completely useless as the service is not usable. I had to request the draft AST template as it can not be changed!!! And potential tenants have no idea that they need to pass involved referencing conditions in order to qualify for the rent deposit guarantee insurance scheme. App and platform need overhauling. Good Mashroom staff.tenants and landlords are let down by poor app and platform

I believe this company have taken over the previous online estate agent company named Emoov. I paid £499 to Emoov to list my property for sale. Over the last four months communication has broken down, all my points of contact at Emoov have stopped responding to any of my phone calls even tho I have been leaving daily messages for someone to call me back asap, due to this situation I believe if anyone were to make an offer on my property over the phone their messages would not be received or dealt with accordingly. Since December 2021 I’ve heard nothing from anyone at Emoov! The only response I’ve received is via email from someone named Sharon, and Edward at mashroom.com I have asked what’s happened to Emoov and the service I’ve paid for and the reason why the phone Lines are no longer working to which I received a response saying “they do not have answers to my questions” I find this disgraceful and unprofessional someone should've had the decency to contact me to explain what has happened to Emoov and the service I paid for. Not good enough!!

I highly recommend Gillian, who worked really hard to get us a BTL mortgage which came with some complications. Firstly the house was of non-standard construction, and secondly the lender had some concerns about our ability to maintain the cost of the mortgage. She communicated with both the lender and ourselves when it looked like a mortgage offer would not be forthcoming, and we received our offer well in advance of the completion date. I had every faith that she was doing everything that she could to get the best result for us, which meant we had way less stress and anxiety. I would definitely use Mashroom as a first port of call for any future BTL mortgage.

Sharon was absolutely brilliant and spent hours on the phone to the legal team to get my mortgage completion through. Prior to Sharon taking over my case the service was mediocre at best but she ensured a personal and helpful service.

The only reason I wouldn’t rate the service Mashroom provided as Excellent is because it was a slightly stressful situation in the final week before completion with a missing document but that’s no fault of Sharon who did a great job picking things up after our Mortgage advisor left the business. I would defiantly rate the service Sharon provided as Excellent, she worked so hard and put so much time and effort into speaking with our mortgage provider and conveyancer to ensure the mortgage provider funds got transferred in time and that we completed on completion day. We owe Sharon a huge thank you!

Using Griffin Property Co., I was able to sell my property for a fraction of the cost a high street agent would charge, thanks to their innovative package system, while remaining in full control of the entire sales process. Their website was simple and easy to use. Any queries I did have were answered promptly and professionally by the friendly and experienced staff – often responding outside of working hours. our experience has been a bit like a curate's egg - mostly good but some parts not so good. Alas Paul, our initial advisor, was keen at the start then seemed to loose interest as he decided to moved on. However Sharon, the Administrator who picked up the pieces from Paul, has been very good so far. She is very helpful and does chase up and follow through, unlike Paul, so we would have given 4 stars if just related to Sharon rather than Mashroom overall.

Can't recommend mashroom mortgages enough. Our consultant Sharon has gone above and beyond helping us through a tough year till completion. Without her professional advice and her personal manor we wouldn't have got through it without her. We complete today and honest and truly can't thank them enough. Real people who care! Although we have not completed a mortgage on this occasion (we started with a terrible broker who we are stuck with currently) Gillian has been on the end of the phone and email from start to date. She is friendly, professional and helpful; she doesn’t mind having to explain things and is very patient with the technical and practical aspects of gathering documents etc. her instructions and communication is very clear and she is always welcoming for the next time we need her. Would recommend and will be back for my (residential and BTL) mortgages in the near future! Thank you Gillian, and Sharon for introducing us!
