Unfortunately the employees of EstateGuru customer support desk are not aware of the identity verification procedures that are provided by their partners. As a result, before giving you a link to a safe online ID-verification service, they ask you to send a copy of your passport in an email. And then ask you to get verified with the partner anyway. Quite a nonchalant approach to sensitive personal data safety.
Easy and effective registration, I am waiting for investment evolution
I had a good experience, everything was fine, I enjoyed free webinar on real estate market in Baltics, but when I invested it came as unpleasant surprise that the amount I invested was "reserved" but the project was not entirely financed, therefore, the money sits in account but does not produce any returns. :( I wish I was informed beforehand about such possibility, then I would have chosen different investment object. Otherwise everything is terrific so far.
Withdrawal commission should be put for free. As a crowdfunding that invest very small amounts of money 1€ of commission is quite a large sum

There's nothing wrong with the site or the company. The problem is the quality of the loans. I've been investing for almost two years now. The problems arise when loans have to be paid back. Out of 23 investments, a handful has been paid back on time (some early). Most loans are late, 3 over 60 days late, one defaulted. One partially recovered, 50 cents out of 150 euro loan... Last October had interest income of Euro 1,89 on a portfolio of around Eur. 3000. Estateguru claims they have never lost money, I'll find that out the coming year. Unfortunately, not a site to seriously invest money.

It's interesting and valuable how many information are shared with me. I think that this is the right approach in crowdfunding market.
With Estateguru, I'm able to invest in real-estate with high returns in a quite simple and clear way, but not too simple, since all the contractual, market, customer information is there for me to peruse.

Since the 30th of September I am waiting for the payment back of an installment fee where I invested, and so far I did not get any comment saying what is happening, or what you are going to do about it.
All is good exept the transfers throught You payment provider takes too long. To use two days for that seems long period of time.
Sto usando la piattaforma di estateguru da due mesi, per ora ho investito in 9 progetti, la piattaforma non ha la lingua italiana questo è un difetto che non attirerà molti investitori italiani. Estateguru rispetto ad altre piattaforme ha mensilmente molti progetti che ti permettono di investire anche solo 50 euro. La percentuale di progetti in default è sotto il 4%, i tassi di interesse arrivano anche al 12-13%. Nei prossimi mesi aggiornerò questa recensione con ulteriori dettagli su: riscossione degli interessi, tempi di recupero delle somme investite, ecc ecc

Dec 20,2022After one year of investing, I have some mixed feelings about Estateguru. The return on my defaulted projects will determine my final rating: + Great website, very user friendly + Lots of new projects and second hand loans available - About 65% of my loans are now late or in default. I expect there will be a lot of recoveries needed in my portfolio. let's see how that will go, hopefully I will get my money back plus some interest. - The collection status of late projects is a black box. The information provided on the timeline is just automated text and pretty much useless. Why not to share the latest update from the collections department on the timeline?
