I have been using Estateguru as part of my investments for many months. the company pays the interest every month, and if there is a problem with the loan after 60 days they give you back the money invested. I had a problem with logging in to the site, strangely the sing in page didn't recognize my email, I contacted customer support. and after a few attempts by collaborating together they managed to solve my problem and now I can continue investing on this platform. I am happy with the assistance received, they have been very serious and professional.

I am with this company for two-three years. They changed their authentication system this last year to include the SMS authentication. I was never able to authenticate since then. I have give innumerous calls to the different countries number even and no reply. Except for once where they told me to email them with the possible phone numbers, no reply. I sent multiple emails asking support with details, no reply. I have used their chat multiple times and they never get back to me as they promise. This week i got an email saying i needed to submit documentation. This require that I log in, which i cannot. Today got an email saying after today the account will be suspended. Very curious, i basically i cannot login for one year and now they will simply block my account even i have reached out so many time. I have been suspicious on this company for a while now. Dont recommend

Wirklich nicht empfehlen. Über 50 % Ausfall und es ist fraglich, ob man sein Geld wieder sieht. Schlechte Informationspolitik, schlechtes Management. Die Ursachen sind mit Sicherheit nicht in der aktuellen Marktlage zu suchen.

My previous review has been reported by estateguru and removed even thought I provided evidence of being an Estateguru user. Who knows how many other reviews have been removed Below is my previous review, you can see I wasn't being rude or unreasonable: Not a good return on investment. With so many loans in default, I will be happy if I break even. Edit: I have been asked to provide more details or my review might be taken down. I don't understand what is not detailed about my message - there are a lot of loans that are in default. I don't know if or when I will get the money back from them, but one thing is for sure, the money will loose a lot of value before I get a chance to invest them somewhere else.

My first period was good, but with time I invested more and more, especially in German loans. This was my biggest mistake. I have now more than 30% of my investments in default and more than 50% in delay that can transform in default. You can conclude by yourself if you want to invest in Eastateguru. If you do it, avoid German market, it is awfull!!!!

An sich eine gut organisierte Plattform und bisweilen kamen auch Zins-Zahlungen (meist verzögert) an. Vermutlich sind gefühlt aufgrund der Entwicklungen des letzten Jahres wirklich viele der Investments völlig weg vom ursprünglichen Zeitplan - und das unabhängig wo das Geld investiert liegt. Ich würde derzeit keine weiteren Investitionen tätigen und abwarten. Laut Sicherheit der Objekte und den erstrangigen Hypotheken sehe ich durchaus große Möglichkeiten der Rückgewinnung der investierten Kreditsummen. Jedoch wird es dauern und den Ruf der Plattform in meinen Augen nachhaltig schädigen… und zwar massiv. Ich werde zumindest bis auf weiteres keine Neuinvestitionen tätigen und alles was tatsächlich zurückgezahlt wird abziehen. Für mich mittlerweile zu risikobehaftet. Aber so ist das Leben ;-)

I would not recommend investing any money there. Besides the fact that most loans end up in default and therefore not a good investment platform. (The borrowers end up not paying and estate-guru has to start legal actions against them which will take forever to get part of the money back if any. The customer service is also not great, when asking for questions they barely respond with additional information. I had to wait 3 weeks for a transfer to come back from them.

80% of German loans are late or in default and the worst is, their own employees screwed this up. Didn't expect this, how unprofessional. Don't invest.

I invested in more than 20 loans, most of them in Germany. After a little more than a year, 61% are in default (yes, 61%). The management of EstateGuru can choose between these alternatives: 1) They admit they are completely incompetent, either in the work they do or in the people they choose (Mr. Nicola Picone, ex Managing Director Germany, I believe can be rewarded with the world default record in real estate, hands down!). 2) They admit that they were negligent and since the only thing they cared about was growth they just stuffed the platform of junk without any kind due diligence. 3) They admit that in order to make money in the short term they knowingly accepted any kind of borrower (bridging the gap!) hoping to sell the company in time to some stupid VC. Dear Estateguru management you are a disgrace to the entire proptech ecosystem.

Update 7 februari 2025. Still dramatic. 22 projects in default over 1 year, some of them over 2 years, some of them over 3 years. No progress at all on this. So many more other investmentssites better than this. Dont take the risk! Date: January17 2023 Avoid this platform!! Very hig default rate. Not only German projects as suggested, also many projects in Baltic states get defaulted. Avoid avoid avoid!!! Update September 6 2023: another 3 projects defaulted, so far only 1 of 21 of mine defaulted projects is recovered Projects who are late with their payment get prolonged again and again. Imagine only just over 50% is on time. Even since i stopped investing already for long time things still go worse. Update november 18 2023: So far out of 25 defaulted loans only 1 got fully recoverd, and 4 partially recoverd. 6 loans already defaulted over 1 year. So far hardly none get recoverd. Update May 27, 2024: still hardly no progress in defaulted projects. Some are defaulted already over 2 years! Very many over 1 year. Still al lot of delated payments and new projects getting in default. Update October 2, 2024. Can't warn you enough for this platform. Almost all payments are late or projects getting into default without hardly any recovery

Ich kann von EstateGuru nur abraten. Von meinen noch offenen 13 Beteiligungen sind 7 in Rückholung, die restlichen 4 sind verspätet und wurden bisher nicht zurück gezahlt. Das bezieht sich auf alle Länder, aber besonders auf Deutschland - hier sind alle Beteiligungen in Rückholung. Bringt euer Geld lieber in ein Spielcasino, da habt ihr mehr Spaß! PS: Auf Grund einer Nachfrage von EstateGuru am17.01.23 möchte ich die konkrete Statistik meines Kontos aufführen, so wie es EG selbst bei mir anzeigt. Zu diesem Termin sind 59,42 Prozent meiner Kredite in Einholung, 22,83 Prozent verspätet und 17,75 Prozent "finanziert". Finanziert bedeutet aber hier, dass die Laufzeit der Kredite verlängert wurde und ich nicht an mein Geld komme. Somit sind 100 Prozent meiner Kredite entweder in Einholung oder verspätet und mein Kapital ist nicht erreichbar. Ich finde das ein Desaster!

Ik ben nu iets meer dan een jaar bezig en heb stapsgewijs geïnvesteerd in 20 projecten. Op dit moment zijn er 4 dus 20% in default. In totaal zijn er nu 3 stuks / 15% in achterstand waarbij ik verwacht dat deze ook snel in default zullen raken. Uitgekeerd wordt er nauwelijks waardoor het haast lijkt op een soort van pyramideconstructie. De communicatie en de uitwinning / terugbetaling is erg onduidelijk waardoor ik heb besloten om niet verder te investeren en eens te kijken hoe dit gaat aflopen. Op ervaringensite punt nl staan meerdere reviews die aansluiten bij mijn persoonlijke ervaringen. Ook ik heb deel de conclusie dat wanneer er kritische vragen worden gesteld, er wordt verwezen naar de voorwaarden en er standaard antwoorden worden toegestuurd. Het inhoudelijke beheer op de financieringen of het executeren/uitwinnen lijkt niet te gebeuren. De financieringen worden vaak doorgerold of geherfinancierd met als gevolg dat er nooit hoeft te worden betaald / uitgekeerd. Technisch zijn de projecten dan failliet en wordt er nooit meer betaald, Estateguru noemt het dan secondary market maar dat is in mijn ogen meer het verpakken van verlieslatende leningen waarvan we de voorbeelden in 2007 – 2008 inmiddels kennen. Al met al raad ik dit platform op dit moment niet aan en zijn er dichter bij huis vertrouwdere alternatieven te vinden.

Ich mag die Offenheit mit der sie einem in diesen Zeiten begegnen. Ich habe über jeden weggefallenen Kreditnehmer detaillierte Informationen bekommen, weshalb er Probleme hatte und was Sie dahingehen tun werden. Das ist super! 100% Punke verdient 😁👍

Absolut nicht empfehlenswert! Von meinen 120 Krediten sind nur noch 41% im Zeitplan. Die mangelhafte Bewertung der Projekte durch Estateguru grenzt für mich an arglistiger Täuschung! Wie sonst ist es zu erklären, dass es bei einer Beleihung von 60% nicht möglich ist die Objekte zu verkaufen und die Gläubiger auszuzahlen. Ich rate DRINGEND DAVON AB hier zu investieren!

von aktuell 66 meiner Kredite sind 22(!) ausgefallen und 12 verspätet. Seit Monaten werden Zinsen nicht mehr bezahlt, der Kredit ist erst verspätet, nach Monaten kommt dann die Ausfallmeldung. Von den ausgefallenen Krediten konnte ein einziger wieder eingeholt werden, bei den andern ist die Chance klein, sein Geld jemals wieder zu sehen. Insbesondere in Deutschland sind praktisch alle Kredite ausgefallen, die Firma scheint ihr Risikomanagement nicht im Griff zu haben. Wenn Sie hier investieren, ist die Chance gross, dass Sie Ihr Geld verlieren - also Finger weg davon!

I have invested in 44 loans altogether on Estateguru 25 have been repaid as of 8 January 2023 the situation with regard to the current 19 outstanding loans is as follows Current: 7 loans 4 to 15 days late: 1 loan 31 to 60 days late: 2 loans 60 plus days late: 3 loans In default: 5 loans Partially recovered: 1 loan The partially recovered loan has been delayed for 752 days. The amount recovered so far is extremely small

Similar to this guy comment: Almost three years of experience and… Almost three years of experience and more then 50% of my portfolio went to default. I had to sell what I was able to but the overall return is negative. I am with EG over a year now. 35% of my portfolio is in default, 26% delayed which recently everything what is delayed goes to default lol. Invest somewhere else.

I am sharing my terrible experience with one particular loan. The loan period was supposed to be 9 months with 12.5 % interest. But what actually happened. Here is a small overview. 04.10.2019 Loan is fully invested 07.10.2019 Loan is funded 04.12.2020 Payment is delayed 12.02.2021 Loan has been defaulted 20.10.2022 Loan is fully recovered - with comment - We have good news for you! The loan was repaid. Return: 2.18 %. Please check your account balance here. not bad Estateguru, not bad at all!
