Orchard makes the process of buying a home so much easier by giving your their guaranteed offer on your current home and unlocking some of your equity to put toward your new one. This process was very smooth and in the end our original home sold for more than we expected on the market which earned us additional proceeds while we were already in our new home.
Plain and simple - Orchard got us the house that we wanted, at lightning quick speed and then sold our house for top dollar. As buyers living in Austin, we are subject to multiple offer scenarios that skyrocket and quickly price us out of the bidding process. Disappointment and frustrations abound. Going into these deals is difficult enough, but for us throwing in the prospect of selling our existing property, and contingent offers, made the prospect of going into this aggressive market even more daunting. Orchard solved that problem. With a supremely knowledgeable, Home Advisor, Rachel Bennett, who brought years of expertise and A-Game to the table, and a team of professionals to administer and ensure that both the purchasing of our new and selling of old occurred in an extremely efficient time-bound manner, well, I am happy to say that we could not be more pleased with the results. It's fast! Almost blindingly, mind-numbingly so. This process is not for the meek or faint of heart. How fast? Well, we found a house within a week of a signing-up, had an offer accepted within 10 days and we were moved in 7 days later. So, within 17 days, we were in our new place. 10 days after that we our owned property was listed and within 7 days we had offers to choose from. So within a 50 day period, from start to finish, we were bought and sold, with the more money from the sale of our existing house than we were anticipating. I will say, that this process is not for the faint of heart. It involves a lot of trust and a significant amoundt communication and question asking to reinforce that trust. The Orchard team was absolutely phenomenal in maintaining and building upon that trust by; answering emails within a timely fashion(typically within 60m or less- even on weekends) and were perpetually present throughout the entire process to answer questions, quell anxieties and execute and deliver on every expectation they set forth. My wife and I are so grateful that we partnered with Orchard. Rachel, Adam, Gabriella and Carol thank you all personally for all of the hard work and time you spent pouring over details to coordinate the multiple entities and teams involved to make this happen. The process of buying and selling my home could not have been more simple. The agent was very thorough always very responsive and made the transition easy. There were many benefits that assisted me in purchasing my home even helping me improve my credit score and finding out what the right mortgage was best for me. They had certain services like a concierge services that help making repairs to get a best price for my home made it perfect. They even sent me homes frequently to review and check out for my new purchase. I could have not have been happier with the services that I received from my agent. If I could give more than five stars I would.
After going back and forth with the commitment to sell our home and search for a different home, my wife and I decided we weren’t going to go the traditional route. What our family needed was something that would be the least stressful and most beneficial to us. We are a family of four with different schedules, and of course we have two live in pets. We’d been in our home for over twelve years. While we had done some upgrades throughout the home we knew, that in order to list our home it would need other cosmetic fixes; paint/trim repairs etc.. When getting offers from the ibuyers such as Opendoor, Redfin Now, etc., the numbers came back the same. When we discovered Orchard buy and sell, it honestly sounded too easy to be true. Get an offer, accept the offer - search for home knowing exactly how much equity you will have in your pocket to make an offer on the new home. Best of all, once we moved out of our house Orchard listed it, sold it, and gave us the additional equity above the price they had paid us for the home. We can say that it truly was that easy for us! Our agent, Courtney was amazing from the start. She was very thorough, and responsive. The home inspection was quick and the offer was on time. Everything was seamless and we felt very comfortable with everyone we worked with. The home search was just as nice and easy, as a matter of fact it was better than what we expected and hoped for. My family and I found a wonderful home. Courtney made herself available to our schedules for home tours and negotiated with our builder. We cannot recommend Orchard enough! Try it out for yourself, you will not be disappointed
Our experience with this company started out wonderfully and we were honestly wondering why more people did not use this service. Problems began when they went to list our home. We were told initially that our home would be cleaned prior to listing, and that we only needed to leave it in 'broom-swept' condition. Great, we did that. Then we look at our listing on all of the realty sites and we see that in all of the pictures our carpets were never cleaned so they looked dirty and were remarked upon by many potential buyers. We contacted our home advisor Stacey Ro and she told us they do not clean carpets. Again, I reiterate that she told us that we only had to leave it broom swept and that was it. We own a carpet cleaner and would have gladly cleaned it had we known we needed to, but we left it up to them. Things seemed fine after that until the actual sales process. I warn you that if your buyer decides to use their own closing attorney instead of the one that Orchard suggests, you are in for a headache. The closing attorney refused to send the proceeds via wire to us, as (to them) we were a completely unrelated third party since Orchard clearly did not accurately and adequately explain this to them. With the rampant amount of wire fraud, I do not blame the closing attorney one bit. Due to this, closing was delayed, and yet we received not one word this until we text our advisor that EVENING and she let us know what was going on. Clearly, had we not contacted her, we may not have known at all until who knows when. Closing was then moved to Friday. It was successful then. We were wondering how we were going to receive our money, and once again Stacey told us (on a call that we recorded, mind you) that they were literally overnighting the funds that night. Being Friday, we knew we wouldn't get the money until Monday. Fine. Monday rolls along. No money. We contact Stacey again and she tells us she will contact the department the next morning. Obviously the 'check going out on Friday' was a lie. Today, Tuesday, we start calling and trying to figure out where our money is as it seems to just be floating out in the ether somewhere. The law office has no clue what is going on, and Stacey is now saying she has the information... but would prefer for us to talk to her sales manager.. who is not available until hours later. Excuse me, but this is a large sum of funds and you are not wanting to tell me where it is? That is absolutely unacceptable. If they did nothing wrong they should have been able to simply tell us where the money is. Finally we were able to receive a tracking number for the check and it revealed that it had not even been shipped yet. We are supposed to be receiving it tomorrow but at this point I will be shocked if anything involving this company could go correctly. This is a great idea for a company and we really liked it initially but the lack of communication and the lack of anyone taking responsibility for literally anything has soured the entire experience.
Orchard totally took the stress out of the whole process. I can't imagine having to do showings while still in your home (I did it with my previous home and it was trying). Bring the Covid crisis into the picture and that makes it 100% more stressful and challenging. Orchard took all of that stress away. It was also great knowing that I could go in with an all cash offer on a new home even before I sold my old home. Orchard's internal team was amazing. They took great care to guide you through the process for the sale and the buy; what documents were needed to be signed and when, etc. Selling, buying and moving are all very stressful events and working with Orchard alleviated a ton of stress from the whole process. My only recommendation would be to request a copy of the inspection report that Orchard does on your home, or at the very least, ask them to provide you with a list of items that could be considered "safety issues" or anything that they know will likely come up during a potential buyer inspection. This way you have time to get anything "safety related" (i.e., electrical issues, that you weren't even aware of) taken care of immediately. This will also give you the opportunity to decide what you will be willing to take care of for the buyer and what you won't. Had we known that information beforehand, I believe it would have given us a better negotiation strategy moving forward. We did ask and were told that there was nothing to be concerned with only to find out we had an electrical box issue. I understand the concept of giving the seller "plausible deniability" but on safety issues, I think we should have been told. Overall, I would DEFINITELY use Orchard again. Helene P.

The whole selling and buying process generally went smooth. Had some issues with the new house mortgage but Orchard gave us extension to stay in our old house until we were done with the new home closing. Will definitely recommend to friends.
