Having locked in a minimum price for my current home while still retaining upside potential removed the stress of coordinating close dates. Knowing exactly how much cash equity was available for the closing date in advance made the search for the new home less stressful as well. The overall process worked smoothly and I was well supported by my Orchard realtor from beginning to end.

Feb 20,2020I recently wanted to sell my home without having to clean, show, repair. I reached out to the "other" big two ( Open Door and Zillow) and the experience was laughable, to say the least, including offers WAY below. During this time, I decided to reach out to Orchard, without expecting much. After having a total lack of customer caring by Zillow, I was not expecting much, however needless to say, Orchard FAR surpassed the others in offer they gave me for my home, customer experience, communication, and just plain caring about me! Kyle Stewart in Atlanta was simply awesome, answering all my questions, constantly updating me via text/email in the process, and even calling me late one night before closing to help with a last minute bump in the road. The inspectors, appraisers and the rest of the Orchard team in the process were unfailingly informative and customer focused as well. If I could give 10 stars to this team I would! I have already recommended Orchard several times, both to my lender of my new home, as well as the realtor. Don't bother with the rest - go direct to Orchard.

I can tell anyone thinking of using Orchard that without a doubt this was the EASIEST home selling process I have ever experienced. I have bought and sold 3 homes. This was amazing. There was not fussing with my kids to clean their rooms, no showings, no having to worry about where my dogs were...just easy. The team of Colin King, Robert Winans, and Perch Title's Blanca Iturrino, went above and beyond to help me with the process and keep it simple. Feb 10,2020I was recommended by a builder and after talking with a representative, I made the appointment to have the market representative come out and see the home and have the inspection. I had also consulted with several realtors about my home, market value and what essentially needed to be done in order to get the home to sell. I also had an offer from Knock. I was skeptical at first. Several loan brokers also advised against I buy type of real estate companies. I have to say, that your company is top notch. I got a very fair offer on my house in its current state, and the fees we no more than an average realtors, commission, so I decided to go all in. I was planning to have my new home built, giving me time to make improvements and repairs on my old house, but as Fate would have it, I found my perfect house ready to move in, so things started rolling quickly, your market expert, Jennifer Roberts walked with me through every step of the way and answered all of my questions. closing my house went smoothly, I closed on my old house that Friday and I closed on my new house the next Tuesday! Just amazing! I own 3 dogs, so showing a house while living there is not a good option for me. That was another reason for going this route. They gave me a reasonable time frame to move out and make the needed improvements. I moved during the holidays, so that was another issue all together. With that being said, it took roughly 3 weeks to move out and get the house ready. Jennifer listened to my expectations on market price and agreed that my asking price, while a little high, was fair. My home was on the market for less than a week, and immediately had several offers, Jennifer is also a shrewd negotiator , and saved me from having to invest in a lengthy list of repair demands at closing. While some concessions were made I made 100 percent return on my investment. I got my 99.9 percent of my asking price and I couldn’t be any happier! I will recommend this company to anyone who is looking to buy and sell a home. Simply stellar!

Jan 22,2020I've been working w/ Dallas Perch/Orchard rep "Noah" for the past few weeks re: an offer to sell my house to them. Noah has been absolutely wonderful to work with! Although I did not sell my house yet (but I very well MAY DO SO, soon), I wanted to post this review for others to see. Their offer was VERY FAIR, and had it not been for circumstances beyond my control, I WOULD HAVE closed the deal w/ Perch/Orchard. They are extremely easy to work with, very straight forward, and very professional. I DID, also talk to 2 other companies regarding selling my house, FYI. When I finally do sell my house, I will contact ONLY Perch/Orchard (and Noah) to do the deal. I highly recommend Perch/Orchard (and Noah) for any Dallas area real-estate transaction.

He was very empathetic to my circumstances and worked hard to get me in the home that I wanted. He was available in the evenings and even made himself available on the weekends. I can't say enough about his wisdom, professionalism, and reliability. He knew how to handle the other broker and made this very emotional process go as smoothly and quickly as possible. Mar 29,2020A few minor hiccups (it's real estate, what do you expect) but overall fantastic experience using Rachel @ Orchard. Was able to wait to find a home we loved, made a "cash" offer through Orchard, got under contract then worried about listing our home. With three young kids, a "traditional" real estate sale process wouldn't have worked for us. And, we would have been at the mercy for what we found on the market after our home was under contract, instead of waiting to find exactly what we wanted. To top it off we got more than our asking price - and we were pushing the top of the market price wise - so we couldn't be happier. Try Rachel & Orchard out. It's a no brainer over a traditional real estate sell and buy.
