Absolutely awful landlord. Would give zero if I could. Don't care about their streets/estates looking like absolute hell holes with people leaving all kinds of sh*t in their gardens and on the streets, people blaring music all day every day from multiple houses (play a game of which a-h thinks they're Dj-ing Creamfields today!) "Ring the council" - PFP, and the area often stinks of skunk and other weed variations "ring the police" - PFP. The kids run riot on the streets screeching at all hours "children screeching is not ASB" - PFP. Nobody ever gets back to you when you contact them, it takes at least 3 emails to get a response for a general query and then you might get one point answered from a five point email *blank stares* - PFP staff. Complaints are closed down without agreement by the customers and even when you open them they are literally banging on at you right from the opening second about trying to close them down straight away. I never gave consent to close my complaint yet they still closed it down anyway. The repairs are not logged no matter whether you raise them through the app, by email or by call, it takes you badgering them at least 5 times about the SAME repair before they even bother trying to log the repair, and then it's an appointment about 6-8 months after you first ever reported it. Should I stop paying my rent until you actually deal with my issues, or just get the Repairs fixed myself and then give you what's left, since you refuse to complete them for me??? Don't bother with a "we're sorry with your experience" BS reply because we all know you're not sorry at all, you dont care about your tenants or else you wouldn't provide such an abysmal repair and housing service to everyone
Repair jobs keep getting cancelled because of training or some other excuse. Water is coming through the ceiling from upstairs and making lights flicker on and off. The job was first reported this time last year but keeps getting cancelled. I would definitely not recommend places for people. I have put the complaint in but nowt will get resolved and I will have to wait another month for it to get another appointment and then for it to be cancelled.
Honestly the worst experience I've ever had with a landlord refusing responsibility for fencing stating me and my partner have to pay for new fencing (£1500), never completing our repairs and just making new jobs for the same repair four times we have had someone out to measure the electric cupboard for a new door and it's still not been replaced we complained about the fencing situation and we're told they would look into it only to receive an email today stating the have closed our complaint and haven't even been out to see why we want new fencing
The full process of purchasing a shared ownership property has been awful from start to finish. Absolutely no communication whatsoever so ever. Delay after delay on completion date. Being given false information. Not dealing with complaints. Not being able to view the property. Until a day before we move in. Only to be given a home demo that lasted 2 minutes. No body wants to answer your questions or complaints and your just passed from pillow to post.
I waited most of the day at home for a repair appointment due to the issue with the window not being opening in the front room, and the appointment is from 8am to 4:30pm. Once again, a deplorable lack of communication from Places for People Company by informing me very late via email just before 4pm, but when I do tried to get in touch with the team via email at multiple times, the communication is pretty awful and sensational, and nobody from Places for People never seems that bothered to read the notes on the system before contacting me when I stress so many times not to phone me because I am profoundly deaf, so email me or send me a message via SMS, all they did just phoned me without thinking or looking at the notes via system first, and I have raised a formal complaint. However, again, your complaint procedure and policy are pretty awful and shocking, because this is the third complaint I have raised in 2025 because of the missed appointments and lack of communication. Really, I don't know how the company could get away with this. It's completely shocking!!
Absolutely disgusting ‘company’ 4 months I’ve had no sink.. 3 appointments cancelled. Was told that the first time they cancelled was because ‘they didn’t have enough funds’ then cancelled again because ‘they don’t have enough workers’. And told again today my appointment has been cancelled because there was an emergency. My son is currently waiting for diagnosis for autism and pica which is a massive danger within its self!!! Absolutely disgustin!
When I moved in I was suspicious of why there needed to be cameras not only on the front door with sound recording but also on the door to the flat which when the door opens can see into my flat. I suspected it was because of the upstairs neighbour who is the usual ASBO type neighbour. My suspicions were correct as I started to have trouble straight away and was assured several times over by the local housing officer that they were not put in by her. After months of complaining, to which PFP just ignored, and several incidents even involving the police I spoke to one of the other neighbours who informed me that she had done this to the last 5 or so tenants and the cameras were put in because of her. Still PFP did nothing, in the end she moved out because we would not continue to take the crap from her like she had subjected everyone else to. I've also reported for the last 6 months a leak from the upstairs ceiling that got that bad that you can be having a bath and little bits of ceiling will fall on you and is filled with black mould. They have set the repair date for 4 months time!!! Complained about this over and over but I keep getting fobbed off so I have reported them to the Ombudsman.
Wow what can I say about my experience so far. Places for people are the worse housing I have come across so far and I am a Repairs and Maintenance Manager. I have worked in Housing over 20 years and never received such bad treatment by a housing association until now. I just moved into my property in early December after doing a mutual exchange. I was corresponding with the housing officer Mr David Luff. ( Very poor communication) I was told that works will be completed to the property after sending a list to Mr David Luff on what needed to be done ( Bathroom not completed, missing Skirting board with exposed wires, Kitchen Fire doors and other little things. Well only a few jobs have been done and I am still waiting. I have put in so much complaints I have lost count. The complaints process is just nonsense no one gets back to you and every time you contact the customer service team who try to be a bit helpful, there is not much they can do but forward your compliant to the complaints department. Ridiculous!!, Now onto the parking where I live is a absolute joke. Myself and my husband have had 6 tickets between us and was told by David Luff that we can not apply for a permit until the new financial year. Now if anyone lives in Musquash or Chinchilla drive or any of the other closes, there are parking bays outside the houses, now parking can be so simple. The bays should be allocated to the houses on the close and if any of the houses do not have a car it can then be allocated to other residents around the close. Now I was also told that a letter goes out to all residents around the end of March 2025 regarding apply or reapplying for new permits for the new financial year ( I have yet to receive this mystery letter). I called two weeks before the new financial year to enquire about applying for a parking permit and was told that David Luff will give me a call regarding the process of applying for the space outside my house. I called several times after that only to be emailed by David Luff -There are currently no parking bays to allocate after the allocation process this year. Now how can that be I have been calling for weeks regarding getting a parking permit and this is the response I received. My Daughter has a disability and I cant even get a space so she doesn't have to walk so far. I am now going to write to the ombudsman and the local MP as service I have received so far is shocking and absolutely not acceptable. Places for people cannot be treating their residents like this we are paying rent for a service we all do not 100% receive. There isn't even any information on the website about parking permits. I haven't even received a welcome call or anything. Absolutely disgusting and disappointed. It make me wish i didn't move.
I would give zero stars for a review if the option was available PFP have no care for there tenants no duty of care to tenants as long as get there high unaffordable rent thats all they are bothered about The complaints team dont get back to you when they say and insult you with an offer of £50 compensation
I wrote a complaint letter 3 weeks ago now and haven’t even received a response. A few days ago I sent two more complaints, one regarding black mould on the wall next to where my sons head in during the night! And another regarding repairs that still haven’t been done, despite reporting them over 5 months ago now, two of them are a real hazard for myself and my disabled son. Their complaints procedure states someone will respond to you within 5 working days, this is a lie. I’m going to be going to the ombudsman about them as soon as I’ve completed their complaints procedure, should be pretty straight forward and decided in my favour seeing as they don’t respond.
Poor maintenance track history in relation to communal building aspects and extremely poor customer service in the main. Best avoid until the management profile is normalised.

This Housing Association does not comply with current legislation and laws in regards to Black Mould in their homes! They ignore all raised complaints in regards to this and are putting the lives of the Tennant's at risk! People For Places in West Lothian do not care about the Tennant's within their homes and do not take any responsibility. "In Scotland, landlords (as well as housing associations) are legally obligated to ensure their properties are "fit for human habitation," which means free from hazards like damp and mould that could cause significant harm, and must address these issues in a reasonable timeframe" this is also compliant for Housing Associations under Awaabs Law.
Well done Queenie from your review 30 March. I fully support you on your review recently. where we live recently had a section of fencing burnt down fire Brigade called out the storms we had in February fencing blown down not to mention the parts of the estate that have not been repaired over years of neglect its a total mess. Litter fly tipping we use to have a service but no longer area managers should check there patch periodically instead of office related duties nothing is achieved from behind a desk except for authorising the work to be done needs boots on the ground its like the NHS too many chiefs not enough indians.
Absolutely rubbish! Been waiting for over 2 years for new windows and doors. Windows have blown and the wooden doors are warped. Been measured 3 times but still waiting. Being a tenant for over 30 years, I find this ridiculous! Have had to email the ceo.

i have had a neighbour who has been troubling me on and off for over 20 years now! made lots of complaints to both PFP and the police! and both have been useless! to PFP i know they're have tried to help me with this issue from time to time. but they don't do enough i think to safe guard customers from Anti social neighbours! so its no wonder he is having a field day! i get the impression from the housing officers they're cant do much and it feels like he has them over a barrel! not good! PFP need to do more in regards to Anti social behaviour because at the moment they're are completely shit in sorting it. i am very sorry to say!
Thanks for the rent increase p4p…..plus the ridiculous additional charges! The landscapers visited around here and did absolutely nothing, and just drove off. When the grass needs cutting, trees need cutting back, fences need replacing, etc. We pay for that. They have no pride in keeping their properties nice and maintained. A charity p4p are not. Just a money making company, who don’t care about their tenants? USELESS, not a clue! Avoid renting from them at all costs.

Thank you for Taking 3 years to fix my letterbox and giving fraudsters ample time to steal my identity and putting it on the dark web and the only way I can stop people trying to use my details is to move.Thank you for taking me off homeswapper because I complained about my letter box thank you. Thank you for Singling me out with a £3/week extra charge and having me pay more than the other residents because I complained for years, proving how petty and spiteful you can be. Thank you places for people housing for helping to understand Structural draughts and how to feel freezing even with the heating on full, thanks to damp seeping through walls and floors. thank you places for people for Ignoring communal area upkeep and plastering over cracks that lead from outside to inside while damp lingers and landings go unpainted for 13 years. Thank you places for people for pretending to Fireproof the building ignoring the cladding outside at the back as it can not be seen and fire proofing the cupboard next to my front door but leaving a big gap that at while I write this cold air seeps in it comes up from ground floor and through the side of the fireproofing blowing straight into my kitchen behind the gas safety valve which is hidden behind the cupboard units and if I did have a fire I would not get able to get to it which could be dangerous and if there was a fire it would not be air it would be flames through the service cupboard. with gaps fanning the flames and flames entering my flat, and balcony doors installed backward to complicate escape routes thank you. Thank you for showing me how intelligent Ants are as they are guided into my flat on third floor through crumbling bricks under my balcony doors allowing the water to ingress every time it rains and taking at least 10 days off to get the matter resolved with a 3-year waits and no solution . thank you for showing me how a big company thinks it important to keep the costs low. thank you for ignoring my wooden double glazing Windows that are falling apart due to structural movement and vibrations shaking, my flat and dismissing it as unimportant. thank you places for people ignoring Cracks in rendering and concrete floors ignoring independent surveys. Thank you for the icy slope and the tumbles I have taken while putting out the bins —no guard rails for added excitement! thank you for the boiler Boiler “fixes stretching over 7 years and costing me double the cost in water charges and days off work and when you did change the boiler leaving pipes exposed and holes resembling chewing gum repairs. Thank you places for people for Designing social housing flats with no bathroom windows, bedroom on a main-road while the shared ownership flats across the landing get perks (solar panels, quiet kitchens that back away from busy road allowing them to open the windows when the flats reach 40 Degrees .I never understood what jealousy or envy was until now so thank you places for people. every time I see they can leave there windows open shower in the light sleep in moderate peace it hurts .thank you for that. Thank you for Denying me a smart meter because my flat it is too far from the mains. Your creativity in housing solutions is unmatched. Thank you for showing me how much tenants truly matter when we are on social housing and you run a 250 million pounds turn over business and call it not for profit .??? Apr 30,2025Last Wednesday my bathroom drain was blocked I serves another 3 flats. I asked for repair they sent a man with drain unblocker but he admitted not suitable and would raise a P1. Nobody else came out, Thursday I phoned and told someone would be out, nothing Friday I phoned and asked what Di u have to do to get repair , I got a plumber quickly I thought that was it sorted. Sunday mid day bath has flow back water again and it stinks. Monday I call for repair get told someone would be out I phoned again at 4.30 again told someone would be out at 8.00 a young lad calls he sees and smell the state of the bathroom say someone would be out first thing. Tuesday I phone to be told again someone would be out. I phone back and ask to speak to supervisor but they refused. So for 5 days out of 7 I have no toilet and the bathroom stinks I get fobbed off the repair was not completed only half done
