It’s usually a nightmare dealing with large apartment development lettings teams, with constantly changing requirements/requests. However, dealing with Fiona, was an absolute pleasure and has made the whole experience seamless. She has been extremely responsive, helpful and understanding of our situation.

As someone who is neurodivergent, I found working with Jemma Herring (Renewals Negotiator) a godsend. She had so much patience with me! Answered all my never ending questions so kindly and promptly. When i was getting muddled up she walked me through the process warmly without making me feel stupid! 3 years running now!

I want to post an honest feedback to share our experience of renting with Grainger and to warn people who want to rent a flat with this company. We are living in Windlass apartments and, although the building and the flat are great and have a wonderful view, you will be happy until you have any problem to solve in your flat. In October 2022 we reported a wet spot on the wall on one of our bathrooms, and it took Grainger and residence team more than 9 month to solve this issue that kept worsening. We spent an enermous amount of time writing emails and asking for any kind of solution. For several months we couldn't use our bathroom at all and had holes in the walls covered in mould. Let alone the fact that practically every week we had contractors who visited our flat distrubing our life and work. And with all of this (and other but smaller problems in the apartment), Grainger increased our rent price by 8% in February this year. We submitted an official complaint in April 2023 and requested a compensation for all the months of disturbance and problems we were facing. Only after that the repairment went to the active stage, but the works were completed only in July 2023. We still haven't got any response regarding our compensation although all the deadlines stated in the official complaints guide decribed on the Grainger website expired a long time ago. The General manager of London cluster, who should let us know about compensation, stopped answering our emails at all. So if you want to spend a lot of your time solving problems that are not your fault and also keep paying money for that, be brave and rent with Grainger.

The office staff in the wider company, who set up the contracts and things are always amazing and I cannot fault them. However, I have lived in Brook Place Grainger Apartments for over 3 years now, and in the last 6-12 months or so, the standard of service and care went drastically down hill. Repairs times increased dramatically for major issues, there is limited communication about things happening in or outside the building that will affects residents, and the staff have become openly rude in many communications both with me, my partner and friends in the building. In another example, I stopped ordering parcels online because my last 5 parcels over the 2 months, where never checked in, and because the delivery company just hands it to reception, I constantly have a worry its been stolen because reception put it away in a mail room. After all the original staff members left about a year ago from when the building opened, the loss was so noticeable. There's not the same level of professionalism or care for residents anymore. I am glad to no longer be living there!

Those people has the most comfy hospitality I have rented with their properties for a year now and I am happy to say I will extend for another year as we are having the best service, clean, feeling safe and privacy is always secured You can feel the luxury of the properties all the time The staff are really so responsive, friendly and helpful I would recommend it to everyone You will lose alot if you dont try renting here

GRAINGER/ GRIP UK Property Investments Limited bullied me when I was pregnant I had increased doctors appointments due to the stress their team Harriet Griffiths, Michelle Boothroyd, Stewart Blackford, Tom Crosthwaite, Lesley Richardson and Richard Flynn, they would not even acknowledge this I had previously had a miscarriage from stress and I am now 11 weeks postpartum and they are threatening to take me and my business partner to court. We were model tenants for 7 year we wanted to break our lease early as we could not afford the rent anymore due to Grainger and GRIP UK Property Investment Limited damaging our business, they promised us a larger space and then took it away when they realised we were a women lead business, they discriminated as we were female and had children. We gave them LOADS of notice of when we wanted to move returned the keys, had the spaces professionally cleaned, they had agreed to release us from the lease and let us out of one Unit. They have kept our £10750 deposits and are now they are threatening us that we need to pay over £20K in 14 days or they will take us to court this would make two families with small children homeless. We have not been tenants since 23rd of May we have not had access since then GRAINGER our keys and they are still invoicing me. ALL THEIR 5 STAR RATES ARE FAKE, DO NOT RENT FROM THEM

Honestly the best letting experience that we've ever had and I've been renting for almost 15 years! The application process is very straight forward and is all done electronically which for us was convenient however there is the option to do this in paper form. Moving in day has so far been drama free as each move in is staggered (The Condor, a new build) so the lifts always seem to be free. Jessica, Lexi and Faith are nothing short of legends who will actively help you when you have (a ton!) of questions. Our apartment is top class and finished beautifully and the facilities are out of this world - honestly can't believe this is in Derby! Much better than your regular letting agency and they are pet friendly. I reckon we'll be very happy here 🥂

I should thank all the team of Grainer. We have been renting with them for the past 2 years and they are supportive and respond on time. The person that I deal with most of the time is Lacey Malin, however the other team members are supper.

Caution Regarding Deposit Withholding: PLEASE Document and Demand Evidence Introduction I want to share a significant experience involving Grainger Plc's management of The Forge and the importance of proper evidence in deposit disputes. Initial Satisfaction: Initially managed by a different company, The Forge was well-maintained, with a professional team, clean communal areas, and efficient maintenance. Transition to Grainger Plc: Following Grainger Plc's takeover, there was a noticeable decline, as well documented in the comments from other former tenants at Google Reviews. My experience dealing with their Head Office administration team was generally positive. This review relates to the manager, Sam Robson, withholding my deposit following an accusation of damage. The entire conversation with Sam Robson was via email, I never met him. Surprising Invoice: Upon leaving after 3.5 years without incident, I was shocked to receive a £250 invoice for damages from Manager Sam Robson without prior notification, despite also having a pre-inspection where I was told there were no issues. It should also be noted that a prospective tenant was also shown around only a few weeks before I moved out. Demand for Proof: I asked for photo evidence of damages. Sam Robson reduced the bill but provided no evidence. I stood firm and requested escalation. Escalation and Evidence: With my photos from move-in and move-out, I took the matter to the independent dispute service - The Tenancy Deposit Scheme. Sam Robson failed to provide convincing evidence other than to state that I was an "unreasonable person" due to not accepting his assessment of the damage. Favourable Resolution: The dispute service adjudicator ruled in my favour, awarding Grainger Plc £0.00 due to failing to provide evidence of damages. My full deposit was returned. Importance of Evidence: If you are a tenant at The Forge, please document move-in and move-out conditions. Sam Robson either doesn't have the experience or expertise to realise that evidence is required, or possibly, this is an ill conceived and intentional practice to withhold monies from deposits unnecessarily. Conclusion: It's crucial for all parties involved to adhere to fair practices and evidence-based decisions in deposit-related matters. The current Manager, Sam Robson, would appear to need additional training, or a more experienced replacement should be sourced, similar to the calibre of the former manager. PLEASE NOTE: I have rented properties in New York, Paris, Lugano, Zurich, and many other locations in Scotland and England. This is the first time I have been accused of damaging property. A very disappointing and unnecessary conclusion to a mostly happy tenancy prior to this incident

Although I did go through some hurdles proving my right to rent, in the end it worked out. The staff at Grainger is friendly and supportive, and the signing a tenancy has been pretty seamless.
