The worst property management of all time. We have received gaslighting, lying, pretending to be nice, never actually fixing a thing when repairs are needed and so much time wasting. This company is what is wrong with huge corporate companies, no heart, just pure greed. Really do not recommend anyone using the company.
Deanne gave me a friendly and detailed viewing and followed through on the renting process. The onboarding process is clear and simple. Big claps to Coren on the introduction too. Good impression being a new tenant.

I left a really good review more than a year ago, because the service I received back then by the building manager upon moving in was outstanding. But to find out the flats in our building were sold only because I got a notification of a cancelled DD mandate, is somewhat I did not expect to happen. I also had to remind You about collecting my rent when my contract came to an end and only then you extended it and I tied myself into another 6 months tenancy which I am not happy with.

I didn't end up taking a flat with Grainger Plc as I found an alternative that suits my preferences better however, it is worth mentioning that Welsey Greaves lead a professional and welcoming viewing of Millet place apartments with me.
Saleena was very helpful in the whole process. She arranged a verycquick viewing and more importantly answered the few specific questions we had very promptly. She also liaised with the main office and the building itself to facilitate a quick move in. Extremely pleasant experience and very professional attitude.
I am afraid that the company behind Enigma square do not care about their customers. They see you as a bank account to be drained, not much more. It is really unfortunate and I will elaborate more in a moment, but I would like to remark that the on site staff are amazing and I cannot find a fault with them. The reason I am writing this is because I was a part of the mass exodus from Enigma Square this year, as the first wave of residents left in droves. Why was I among them? I was given a renewal offer. A 12.5% increase in my rent. For context, the CPI inflation rate was at just under 4% that year. That means that this price rise was 4% to account for inflation, and 8.5% to drain my wallet for offering me literally nothing in return. The amenities were not improved, none of the offers were cheaper, the wifi wasnt faster, the gym didnt get expanded. They wanted a rise just to line their pockets and screw their tenants out of money without providing any additional or improved services in return. I have now found a landlord that guarantees me that my rent increases will not exceed inflation. And dont get me wrong, I understand having to raise prices for inflation to a degree as the company needs to sustain itself, but this is not what happened. What happened was squeezing residents for what they can for short term profit and a strong effort in contributing to the cost of living crisis. In my last weeks living in my apartment which faced the courtyard, I could see that the flats that had previously been brightly lit, nearly all inhabited, were now few and far between. Most flats were dark 24hrs a day, so this clearly didnt just happen to me. I cannot in good conscience condone dealing with this landlord, who is bad even by the very low bar that are corporate landlords. I attempted to negotiate, with effectively no success as they insisted on maintaining an insultingly extortionate "offer"/ The only saving grace was the on site team, which have been feeding this back to the company for months yet they seem to think they know better (clearly with a property in the center of a city that is commuting distance to London sat mostly empty 1.5 years after the end of construction). Please do not enter into business with this company, spare yourself my trouble.
On arriving in Manchester I sent a few enquiries to various places. Molli Smith from Grainger replied almost instantly, we arranged a viewing on the same day. Molly was very polite and gave us detailed information about the building and the apartment. She later assisted us at the time of the contract. Everything was extremely professional. Recommend.
Zero stars would be too generous. They sold our building, we found out by receiving a cancelled direct debit mandate email. Their customer service team is outright rude. Their property managers are ill equipped to help and avoid responsibility and accountability at all cost. Shocking that they are allowed to operate this way.

Been with Grainger for nearly three years. They are always very quick to respond and resolve any issues, which is all you can ask for really.
Mark came to do an inspection of the smoke alarms today but was very willingly helpful in helping me resolve my issue with the washing machine and managed to get this resolved very quickly.
A great building, a very friendly reception team and nothing to complain about really. During the open house, I was greeted by Saleena and she was excellent in showing me the units and very responsive to my enquiries. 10/10 experience so far being a month in and I look forward to staying here for a while.
I had my first rented property with Grainger. Everything was great from viewing till now. Furthermore, it had regular safety checks and maintenance checks. Saleena Spooner as our property manager was helpful with her communication and management.
