We were very sceptical about using We Buy Any Homes but needed to sell our property quickly otherwise we would have lost the opportunity to purchase the bungalow of our dreams. I contacted three similar sounding companies but Patryk of We Buy Any Homes was the most believable communicator, and explained the whole process very clearly and honestly. He made us a provisional offer based on 85% of the valuation we gave him. He emphasised that they would obtain at least two independent valuations and a survey after which they would make us a formal offer. He clarified that we had no obligation whatsoever to accept the formal offer if it was lower than he’d quoted and we would incur no costs if we declined it. If the formal offer matched or exceeded his offer and we declined it, we would incur a fee of about £1,000 to cover their costs. If we accepted the formal offer, there would be absolutely no fees charged to us to use the service. Having authorised the process to start, within two days a photographer came to take photos and videos of everything. Shortly afterwards, a surveyor came to inspect the premises. This was a much more thorough and stressful inspection than we had been led to expect as he was with us for well over two hours, as he went to extreme lengths including looking inside all of the kitchen cupboards and drawers! He also took lots of photos. We were later told that the surveying process shouldn’t have been so intense and did receive an apology for it not matching the impression we were initially put under. We were then on holiday for two weeks and during that time, two estate agents had been asked by the company to produce their valuations based on different conditions, including getting a quick sale. We also received preliminary documentation from the solicitor that had been appointed for us from their panel. The two valuations for getting a quick sale were obviously both lower than the one we had given to Patryk, which was representative of standard market conditions, and the company based their offer on about 80% of the lowest valuation from one of the estate agents’ quick sale figure. This was very disappointing, however the company offered us a sweetener of a 50% share of the difference between that valuation and the actual sales price they managed to achieve. On returning from holiday we accepted the offer and several e-documents came through very quickly from the company and the solicitors for us to sign electronically. All the documents were very clear and easily dealt with via the internet. Subsequently the company arranged for a key safe to be fitted to an outside wall. The conveyancing was then dealt with extremely quickly and efficiently and following exchange of contracts the completion date was left for us to decide what was best, which we needed to tie in with our ongoing purchase. For us, the whole process took about 5 weeks. On completion, the company withholds £1,000 until they have inspected the property and are satisfied that it has been vacated, all the keys are in the key safe and the property has been left in a suitable condition. This deposit was released back to us within a couple of weeks. Subsequently the company has sold the property and, as promised, we have received a 50% share of the sales price over and above the valuation. Our thanks go to Tom, Ross and Abby for the excellent service provided and the immediate responses to every query or enquiry we made. So, in summary I would definitely recommend We Buy Any Homes but obviously you must accept that you will lose about 20% of the value of your property, which is likely to be one that reflects ‘quick sale’ conditions rather than what one might expect if going onto the open market. That said, you will avoid estate agents and solicitors fees associated with selling, you should sell very quickly and will certainly save yourself a whole lot of anxiety and grief related to selling on an open market.

Gave me a 'guaranteed offer' for a brand new house I had purchased in order to keep my fixed rate as my onwards was delayed. Offer was £382,000, which was £5,500 under what I purchased but as I got a good deal anyway with the builder, I insisted they pay all my legal costs. House valued at £440,000 OPEN MARKET so they were making £40-50k on the offer they gave me.As other people have said they then admitted they could not offer what they originally had (no excuses as it was a brand new house).So AFTER 3 WASTED WEEKS I have now lost my onward purchase and could have sold the house myself on the open market !

If you need to sell quickly and efficiently, I would recommend we buy any home. Yes, you'll receive less than market value, but that's to be expected from any property buying company. Daisy was incredible, finding a buying solution for a complex situation which had been ongoing for a long time. Always contactable or returning calls quickly if not immediately available, Daisy helped me through a complicated sale with compassion and professionalism. Thank you.

I have to admit I had my doubts but it’s true, they do purchase houses quickly and the prices are very competitive. I had a tenanted house I wanted to sell and I contacted lots of similar agencies and traditional estate agents. The difference in what “I might get” and what “I could get” wasn’t enough to go down the conventional route, pay the fees and wait for a buyer. And WBAH made the best offer and didn’t bombard me with emails. Their first offer was poor; their second offer really good. I realised they’d negotiate down and knew what I would accept. I stuck to my guns and got a fair price. Communication was pretty good and I tended to deal with one of two people. Daisy & Chelsea were on the ball and helpful throughout. The first hoped for completion date was pushed back a couple of weeks but, even so, the whole process took less than a month. I’m sure it’s not for everyone, but it worked for me. You have to be resolute, honest and sure of your price. Would I use them again? Yes.

Originally offered £272k, this was reduced to £220, then survey was done and tried to reduce down to £210k. Eventually they went back up to £220k, not a great company to deal with. On a positive note, the communications was great

Offered us 225,000 on a property valued at 275,00. We accepted. Communication then became incredibly difficult with emails, voicemails and phonecalls ignored by them. Took 2 weeks to allegedly receive their surveyors report. Then after more weeks of stalling - already far past all the dates they had guaranteed, they dropped their offer to £52,000 (a drop of around £175k) then proceeded to inundate us with calls and emails to accept. AVOID

Very unprofessional telephone call from a woman in a number ending 9233. I had phoned the day before and enquired as to what they would offer for my house. I was simply just interested.... I have found a bungalow I want to buy and wondered if this would be an easy option if there was a chance I couldn't sell in time to complete on the house purchase. The guy was pleasant enough until I mentioned that it was a bit lower that I had expected and he went into hard sell mode with a 'recommended estate agent' . I got bored at this stage and ended the call. Telephone call today at 10.35am asking me if I had any further questions following my call yesterday. I said I didn't but hadn't apprecitated the hard sell approach the day before and him rabbitting on about an estate agent they could recommend instead of taking their offer. She then said "but Sir, we only want to understand the situation with your home" Firstly We Buy Any Home, the situation with my home is none of your business. You are not the seller's solicitor, agent or my mortgage company. If I want to use your service, I will contact you but my situation is nothing to do with you. I telephoned for a no obligation quote. No and Obligation being the operative words. Very unprofessional

Great service, and quick process to sell my flat. Chelsea communicated frequently with myself throughout so I was up to date with the process. The solicitors they provide are also extremely quick to help the process move as fast as possible.

From day one the way I like it is that the people you are dealing with are contactable and if not they get back to you soon. Were a bit deflated on how much they came down but we had to suck it up as the situation was in UK. Both Tom's first one briefly then the second one were great But Tom Hardcastle and the brilliant calm Chelsea were on the button at all times. Its easy all we wanted was to be looked after and we were!!!!!

We had a great experience with WBAH. It was stress free and seamless to ensure the sale of our house went through quickly! The only down side would be that the initial offer we got over the phone was revised quite a lot until we got a final offer which was a large reduction lower than my initial offer! However, Daisy and Ross were absolutely great in answering all questions and ensuring that everything was as smooth as it could be for us!

I was happy to accept their cash offer which was lower than I could have got on the open market because it was stress free and my long standing tenant kept her home. I used WBAH to sell my house and overall we were happy. Some of the information given at the initial offer stage could be clearer e.g. the retention process. However, Ross and Greg were brilliant and worked hard to progress things quickly.

Selling a house is often a stressful experience but the folks at We Buy Any Home made the process as easy as it could be. My dealings (after the initial enquiry) were with Tom Hardcastle and Ross English. Both were very good at keeping in touch and responding to emails promptly. Even though the final offer was lower than the first indicative offer, the reasons for this were explained in full and with transparent honesty. The option for us to walk away at any point if the offer was too low was explained. So whilst (of course) we would have preferred an offer closer to the original one, we felt that we had been dealt with fairly and reasonably. There were some delays but these were usually due to circumstances outside the control of WBAH and were explained fully. All in all a positive experience, and for anyone wanting a speedy sale, I would recommend WBAH as a good company to deal with.
