I’m over 40 years old, and have been through several house moves in my life, selling your home is stressful at the best of times - this was on another level. Dealing with We Buy Any Home, has been without reservation, the worst experiences I’ve ever endured. It is almost beyond my ability to articulate the full extent of the devastating and wholly unnecessary stress this company has put me and my family through. If it meant I could turn back time, and avoid ever engaging with them in the first place – I would happily set fire to the next 3 month’s worth of pay cheques, it would be worth it.
FURTHER UPDATE - WEBUYANYHOME HAVE REMOVED THEMSELVES FROM THE PROPERTY OMBUDSMAN REGISTER SINCE I MADE MY COMPLAINT TO THEM. THEY HAVE ALSO REMOVED THEIR COMPLAINTS PROCEDURE FROM THEIR WEBSITE. THIS COMPANY IS NOT REGULATED BY ANY PROFESSIONAL BODIES SO YOU WILL HAVE NO COME BACK SHOULD YOU HAVE A GRIEVANCE WITH THEM UPDATE - I HAVE TRIED TO MAKE A COMPLAINT TO THE PROPERTY OMBUDSMAN ONLY TO FIND OUT THAT WEBUYANYHOME ARE NOT A MEMBER DESPITE BEING ADVERTISED THAT THEY ARE ON THEIR WEBSITE! AVOID THIS COMPANY AT ALL COSTS!! I have made a complaint to WeBuyAnyHome regarding false information given to me over the phone and on their 'contract' and have had no response. They also tried to get me to exchange contracts which would have made me legally bound to complete before a survey was done. This would have left me open to them possibly further reducing their offer at which point I would not have had the option to withdraw. They wanted to discuss my withdrawal from the offer but would not email me to discuss it, they would only do it on the phone, presumably so I had no audit trail of what was said to me. I will therefore be reporting them to The Property Ombudsmen.
It was enjoyable to collaborate with them. They were quite useful. Any questions could always be answered by them. This was very beneficial.
Our initial offer was £207k based on 90% of a market price of £230k, with an estimated completion date of 11th November 22. We had previously had a private sale offer of £246k. We chased until this date as we did not receive our final offer. On the 11th, we were notified that not all valuations were received, and one had come back at £225k but they would be very confident at £215k. We knew and accepted that the final offer would be subject to change, but that offer would reasonably have been £198k, being 90% of the mid point. We were instead offered £185k plus 90% of any excess above £220k. From the above, it is evident that the company will drag the process until you are in a tight position (we had packed to move out) then not only adjust for the market value, but also purely to move profit into their own hands with no sound basis. In addition, once we had raised that this offer was clearly unfair, communication became blunt, supporting a lack of any concern for the customer. In summary, to good to be true, money grabbing - avoid this company. *Edit* since writing this review, wbah have emailed to ask me to clarify that an additional £2k was added to the final offer after I queried it's fairness/structure.
The team did exactly as they said to me. My house was sold within 7 days with a good profit. The entire process is very smooth. I really like this service and like to recommend it.

Firstly, let me say that Jethro, Ross and Tom were very nice to deal with, well mannered and pleasant all around. The reason for 3 star rating (Which I was unsure on and was tempted by a 2 star, but didn't) is due more to how it unfolded. Their initial valuation was higher than there final valuation, which is fair enough, I understand that it can happen and we duly rejected the offer with no fee occurring due to it being lower than their initial valuation. The issue lies with a few things, firstly the fact I have sent all of our details (Driving license, passport and council tax letter) to their solicitors doesn't sit right with me really as we took time out to sort it out but also it's sitting with them for no reason now. Secondly, there was a completion date of 7th October, I asked if I should organise a van to help us move our belongings out to which the response was "I see no reason why not", however, I didn't, purely because I did not think it would complete. I would have had days booked off and organised everything for nothing, had I had gone ahead. Due to my work circumstances, it's not as bad for me, but for others, this could prove really frustrating. Lastly, there were a few occasions that I had to push for a response by resending messages, which when it's supposed to be completed within 2.5 weeks, you would hope the responses would come much quicker. In any case, they are very nice there, but the above are the gripes I had and though it was just 3 star for me, the experiences I had could be more of an annoyance to someone else.
My sale to WeBuyAnyHome took longer than expected because information wasn't forthcoming from my property's Management Company. However I was kept up to date at every stage of the process. The actual service was reasonable simple with WeBuyAnyHome sorting everything out. I would have given this 5 stars except for the extra paperwork required by their legal section.
The team of WeBuyAnyHome is very professional, and they work very efficiently. For their work, I would like to give them 5 stars.

I would just like to say how incredible Tom Hardcastle & Ross English been. I’m not going to lie when I say that cash-for-home companies get quite a bad rep, and we were repeatably let down by other cash-for-home companies and left at a loss as to what to do on the house. Every step of the way you have both been clear concise, thorough, and very reassuring. You have been very quick to respond to any query we have had and at a very stressful time for both my mum and I, we always felt like we were in safe hands. Mum and I both would 100% recommend We Buy Any Home and thank you again from the bottom of our hearts.
Daisy and Ross from We buy any Home were fantastic. At the start of the process I was sceptical, but I got a very fair price for the property and they were extremely flexible with my completion date. The process was so straight forward. I have moved house a number of times and it has always been very stressful, but this was a breeze. I would definitely use them again.
I've deleted my previous review, a lot of it was based on us going through a really emotionally turbulent time. Lucy has been in touch today and has been transparent in whats going to happen. I really hope it all works out with the quote. Will hopefully be back with a five star.😁
Having taken a house in part exchange and renting it out for a few years I decided to cut my ties in the rental market! Contacted webuyanyhouse and received an offer slightly less than I was anticipating but after weighing up my options decided it was the easiest way to proceed without any hassle. Everything went smoothly apart from my tenant was unable to leave at the agreed date! Not a problem, Webuyanyhouse we’re very accommodating and didn’t give me any stress whatsoever just a courtesy call every couple of weeks from Chelsea (who was lovely).Also have to mention Tom who looked after everything. Cannot recommend enough if you want a quick no hassle sale.
After deciding that I wanted to sell my house quickly without stress, I decided to find out what offers would be on the table from WBAH. From my first interaction I found them to be up front, direct and informative. I knew from the outset that the offer would be less than total market value as they need to make money when they sell it, but after doing some sums afterwards (considering I didn’t pay any legal fees), I think I done ok. Would like to pass on a special mention to Ross, who was always on hand to answer my questions and would always come back to me within a few hours by either email or phone call. Daisy was also great and was next point of call if I needed anything. Without realising, they made selling my house an absolute ease, considering I suffer with anxiety and other issues, I found the sale easier than trying to find a new home to move into. Everything was explained, great communication and great customer relations / service. My opinion is that the business model “is what it is” and if you understand that at the beginning then there shouldn’t be any shocks down the road. I am now settled in my new place and life is starting again. Very happy!!
Daisy, Chelsea and the team were a pleasure to work with, and kept me on the straight and narrow (most of the time). My house was difficult to sell, but they were all very helpful, and took it off my hands. Yes, you get a reduced price, but that's ok. Lovely to see young women making it in business too.
