Unfortunately, it's not just a recent experience with NPM. It's been four years of suffering ineptitude, delays in attending to serious matters, and at times, being economical with the truth. Their failures have led to two recent successful First Tier Tribunal Formal complaints. I cannot properly submit an actual date below, as Newton's dismal performance unfortunately lasted four years until May 2023. Your calendar does not go back to 2019. I can only submit from Nov. 1, 2022. I make one exception in this review - LAURENT CHANAS from the Accounts Dept. He has been by FAR the most efficient and courteous member of Newton staff, including his superiors and peers, with whom I have had to deal. He gets five stars from me.

We have greatly appreciated Laurent Chanas’ exemplary customer service. This has been particularly important to us as we live abroad and need to deal with someone that we trust absolutely. We are very sorry that Newton are not going to be our factors. We are going to miss dealing with Laurent who is always so pleasant, courteous and helpful.

My good friend Donald Currie helped advise me on my water ingress. He suggested I contact Michael Mullan who acted quickly on the situation. Currently an ongoing situation but I've no reason to doubt there capability - I'll post and update soon.

Newton Property manage the development I've lived in for over 10 years and have been exemplary. Very responsive to queries and issues (shout out to Sam Stewart, the property manager!), transparent and proactive in management, invoicing for both large scale and smaller maintenance and improvement projects. Very good management company, thoroughly recommended.

I have raised many issues over the years with Newton. Some were dealt with quickly but some have been completely ignored. I have received no response to the latest problems despite several emails and calls. On that basis, I would not recommend them. Very, very poor customer service.

I have been trying to get a response from this company about maintenance issues at a property in the West End of Glasgow in which I own a flat for 4 months. Since the middle of July I have sent 4 emails and phoned their Glasgow office on 2 occasions without and failed to elicit any response. If you are seeking a Company for property management services, I strongly suggest that you look elsewhere.

Helpful every step of the way. Listened and understood the concerns and needs of the property. Good communication and friendly service provided at all times. My property manager remained professional and friendly throughout the case - thank you for helping us get to the resolution!

I phoned to report a large tree had been blown over during Storm Babet and had blocked our roadway, meaning many residents within our estate could not drive in or out. Within 2 hours of reporting the matter, a tree surgeon attended and within an hour, had cleared the roadway and tidied the whole area. The Tree Surgeon Euan MacPherson, was very professional and efficient. I would highly recommend him to others. Murray Manson, our Property Manager at Newton has been very supportive re various issues. He instructs relevant tradespeople to attend to any repairs / maintenance and provides prompt and regular updates on all matters. So far, Murray is by far the best Property Manager I have dealt with in 20 years.

I'm a regular payer of my instalment. One day I saw a leaf-blower to just blow all the leaves to the front of our house. I complained, but never got a reply from our manager Sam Stewart. When I got payment invoice, I messaged him again asking about my grievances but he merely pretended he wasn't aware. I reasked about it, but he didn't answer my question, and when I pointed out my question he never replied. In the end, I saw a recovery notice coming from a solicitor, with an extra 60+VAT attached to it. I paid, but this kind of stealer should not be given notice instead. Response to the reply by Newton Property: I have forwarded Sam Stewart the initial query to which he replied and hence it can't be said he didn't receive the initial query. About the phone call, I called him myself today, because it has been five days already since he replied to my query sent on the 13th. Further, to correct you guys, you never asked for my initial mail, on the other hand, I did send you the date and time of my initial grievance mail sent (I have everything over email, so please don't claim random things). At last, I hope you guys resolve this grievance. If you guys had replied to my initial query, none of the things would have happened.

I’ve recently been dealing with April McCallum, property manager at the Glasgow branch. She is extremely efficient and helped resolve a fairly sensitive issue in a calm reassuring manner which was quickly resolved. A real asset to the company.

What a terrible experience! Almost a year ago we had an issue with one of the car park spaces in our new build home, we contacted Newton as we weren't sure if it was a personal issue or if it was more to do with the estate itself as there was a manhole involved. We were told they would look into it and after being out one afternoon came back to two workers under my car trying to start work. We had no contact to say anyone was coming, so after moving my car to let them investigate they lifted a few of the monoblock bricks left them at the side of our house and said "we can't finish today, we'll be back tomorrow" at 3pm. Needless to say they did not turn up and we contacted Newton again after a few days, heard nothing back for a while before eventually being told that it was infact not Newton's responsibility and we would be charged for part work, which was really frustrating as we never actually asked for any work to be carried out and paid what we owed. However fast forward to August we received an invoice that had a £100+VAT (£120 total) for a sheet of plastic that the two workmen left on the car park space. So after flagging this on the invoice that we would not be paying for this as 1. we dont want 2. we dont use 3. we never asked for. Our property manager disregarded my comment about taking off our bill but then advised that it would infact cost us more for the company to come and collect said sheet! After continually phoning and emailing to get a response (btw don't phone them as everytime you do coincidentally the person you need to speak to is always on their lunch or on the other line) We then received a final notice on the invoice which the person that answered on the switchboard had said that this shouldn't have happened as there was a cost dispute. And to finally add insult to injury after more countless emails we have now received a letter from Newton property saying they are threatening to send our details onto a collection agency. The service we have received has been utterly disgraceful and the level of communication is non-existant

Update Review. Beware Scammers! I've updated this review to counter balance the impression this company gives by responding 'positively' to any negative reviews. It implies that they will resolve your grievance, however the truth is they are only concerned with their public image that's where their genuine efforts end. I have been fobbed off that many times by this company there is now no point engaging. They are only interested in one thing your money. If you are not already with them the way they entice your business is by undercutting any existing factor and promising the Earth, they will go the extra mile at that point to secure your business. Don't be fooled it's a false dawn. They will keep to their original under estimated monthly debit however you will find your debt slowly rising with them as it wasn't an accurate assessment. When you raise this you get their song and dance about rising costs and inflation. They are keen to plead their case during this incredibly tough time and happy to ignore your concerns, although they have good propaganda on their web site stating they will reach out to customers, helping them. Don't believe it your account will end up with their debt recovery team. In addition to the slowly increasing monthly charges from their enticement rate you have non cyclic charges for various projects, nearly everything goes into this category. This has happened to me twice with an unexpected bill of £500 (approximately) each time. I've been trying to get to the bottom of these 'additional' charges. Once satisfied they are actual legitimate would have settled the bill. However the break down of the fees provided simply don't add up. After refusing until I get the information they doubled my direct debit which I've just cancelled. They don't care about their customers and treat them as sources of cash flow. I've sent dozens of emails and have kept their promises to do what's needed for over a year now, but again all false promises. In order to balance my finances, I've asked for over a month now and sent several emails requesting a 5-10 year building plan with forecast works and estimated costs. Again ignored they have no incentive to honour these requests as they will get their money anyway. In addition to this they don't scrutinise essential works and are content to do jobs without proper oversight and then pass on the bill. I would use the term 'management' very loosely when describing this company. A shambolic disgrace but which factor in Glasgow isn't. The cruelest thing about this company is they present well but reputation is everything and with their falling review scores the truth is now getting out.

As someone else mentioned, we also received a letter from Vincent Goldie telling us that our direct debit was going up 55%. They’re taking into account one-off work and fixes that have taken several call outs because the fixes weren’t completed on the first call out in the first place (as it should be). When we called this out, our property manager said that it was a mistake and offered to recalculate the direct debit – surely they could have done that before getting back to us? It probably didn’t help that they sent the initial email on a Friday afternoon and the manager wanted to get home for the weekend. Their tendering process is not transparent at all, and they don’t follow the process they promised our development. If something breaks on or before a weekend or bank holiday, you can forget about it until the next working day, as time off for Newton is more important than providing an essential service. Additionally, when we have a problem and report to them, we need to chase them for an update. Even if they’re doing something to fix the problem, they don’t think about proactively updating homeowners or at least those that reported the problem in the first place. Enough is enough. I would definitely would recommend them, and your close may be better self-factored than going with Newton. I will certainly think about making an official complaint for breaking the code of conduct.

A letter was sent out today by Vincent Goldie — chief financial officer of Newton property was sent out today informing us our factors fees will be put up to £142 per month… This is absolutely astronomical on top of everything else rising this has put us on the breadline. I hold Vincent and Newton property responsible for the decision for us to sell up our property and move us and our two year old daughter elsewhere. Newton provide a pretty low service round the estate. Dirty closes, broken bin doors, it’s all looks pretty rotten now. An absolutely heartless organisation with absolutely heartless management.

Previously Newton were hard to communicate with and had very poor management interaction. This has completely changed. Michael has been ever present and a fantastic help when resolving issues with the building. His communication has been swift and concise! I emailed regarding an issue last week and it has already been resolved! A fantastic change in the business and one that many in our building would welcome from previous years! Thanks again for your hard work Michael
